Non-Refundable Holding Fee
Payment of the Non-Refundable Holding Fee will stop any future viewings on the property during your application period and, if your application is successful, until the agreed date of occupancy. It does not guarantee that you will be offered a tenancy. If the tenancy is complied with, then the amount paid will be deducted from the total balance due on the date of occupancy.
During the application process you will be asked to provide us with personal information so we are able to undertake referencing checks and, where applicable a credit check may be required. In some cases, you may be asked to provide a guarantor the main reasons for this are: if you are 21yrs old or under / you are employed on a part time contract / you have just started a new job etc.
If the proposed tenants financail or personal circumstances change or they do not meet with the required criteria, this may result in the tenancy not being offered or complied with then Farefield Properties have the right to terminate the agreement during the exclusivity period and you may be required to cover the cost of any administrational works completed / rental payments lost for the period. If the proposed tenant decides for any reason that they no longer wish to proceed with the tenancy, Farefield Properties will not return any monies paid to cover their costs and/ or losses and to indemnify the Landlord. Should the prospective tenant fail the reference checks during the exclusivity period, and there have been no discrepencies with information provided, Farefield Properties will return any monies paid, with the deduction of the Tenancy Administration and Agreement (cost as listed above) and any credit checking / guarantor paperwork that may have been completed.
On completion of your Tenancy Term
Your rent liability will not be deemed to have ended until all keys have been handed in to an agreed employee or dedicated point. Your rent will be calculated on a daily pro rata basis until keys are returned.
It is the responsibility of the tenant to cancel the Standing Order upon completion of Tenancy.
